Property Finance Accountant, Dublin (Hybrid)

Our client, a highly regarded organisation within the non for profit housing / property sector, is seeking to appoint an experienced Property Finance Accountant to join their finance team. This is an excellent opportunity for a qualified accountant with strong property finance experience to play a key role in supporting property acquisitions, development projects, regulatory reporting, and financial planning.

Reporting to the Financial Controller , you will partner closely with both finance and property teams, providing commercial insight, ensuring financial compliance, and contributing to strategic decision-making across a diverse property portfolio.

The Role

This is a broad and varied position with responsibility across property finance, funding, management reporting, fixed assets, regulatory compliance, and team leadership.

Key responsibilities include:

Property Funding & Development

• Prepare financial appraisals and viability assessments for property acquisitions and development projects.
• Support funding applications and financial submissions for programmes including CALF, CAS, HFA and other funding initiatives.
• Assess project cashflows, funding requirements and financial viability.
• Provide financial analysis and recommendations to support investment and development decisions.
• Work closely with the Property team to ensure ongoing funding compliance and reporting requirements are met.

Financial Reporting & Business Partnering

• Produce high-quality management reports, financial analysis, forecasts and commentary for senior management and key stakeholders.
• Maintain long-term financial models, including Housing Brixx, to support strategic planning.
• Deliver financial analysis to support operational and strategic decision-making.

Rent & Occupancy Finance

• Oversee rent receivable and occupancy income reporting, ensuring financial data is accurate and complete.
• Analyse rental income performance, occupancy trends and variances, identifying risks and opportunities.
• Review reconciliations and maintain strong financial controls across rental income reporting.
• Support budgeting and forecasting through detailed analysis of occupancy and rental performance.

Regulatory & Statutory Reporting

• Prepare statutory and regulatory returns for organisations including AHBRA, HFA and relevant Government departments.
• Ensure compliance with loan covenant and funding obligations.
• Manage grant and funding reconciliations across housing schemes.
• Coordinate internal and external audit requirements and support the implementation of audit recommendations.
• Prepare and submit Local Property Tax (LPT) returns and exemption documentation where applicable.

Fixed Asset & Financial Control

• Maintain the Property Fixed Asset Register, ensuring accurate accounting for acquisitions, disposals, depreciation and capital expenditure.
• Manage component accounting in line with accounting standards.
• Ensure robust financial controls, reconciliations and audit trails are maintained across all property-related assets.

Management Accounting

• Prepare monthly management accounts, budgets and forecasts for the property and development functions.
• Monitor financial performance against budget and forecast, providing meaningful variance analysis.
• Oversee journals, reconciliations and balance sheet controls.
• Analyse repairs, maintenance expenditure, service charges and other property-related costs to support informed financial decisions.

The Person

The successful candidate will be a commercially minded finance professional with strong analytical skills and previous experience working within a property, housing or real estate environment.

You will have:

• A recognised professional accounting qualification (ACA, ACCA, CPA or CIMA).
• A third-level qualification in Accounting, Finance or a related discipline.
• Previous experience in property finance, housing, real estate or a similar sector.
• Strong experience preparing management accounts, budgets, forecasts and financial reports.
• Knowledge of property funding programmes such as CALF, CAS, HFA or similar funding structures would be highly advantageous.
• Experience preparing financial appraisals and capital investment assessments.
• Excellent stakeholder management skills with the ability to communicate financial information clearly to both finance and non-finance colleagues.
• Strong systems experience, including advanced Excel and exposure to multiple finance systems.
• Excellent organisational skills with the ability to manage competing priorities and work independently.
• Strong attention to detail together with excellent analytical and problem-solving abilities.
